Building renovation and major works project management

Our Services

Major Works

End-to-end project management for significant building works — from initial survey and Section 20 consultation through to completion and sign-off.

Why It Matters

Major Works Done Right, First Time

Major works represent some of the largest expenditure a leasehold building will ever face. Poorly managed projects lead to cost overruns, contractor disputes, leaseholder complaints, and — in the worst cases — legal challenges.

Abbeystone manages the entire process from inception to completion. We handle the statutory Section 20 consultation, procure competitive tenders, appoint and oversee contractors, and manage the defects period — so directors and leaseholders can be confident the project is in safe hands.

We can manage major works as part of a full block management contract, or as a standalone instruction for buildings managed elsewhere.

Important Note

Section 20 Compliance

Under the Landlord and Tenant Act 1985, any qualifying works costing more than £250 per leaseholder require a formal Section 20 consultation process. Failure to comply can limit the amount recoverable through service charges to just £250 per leaseholder — regardless of the actual cost.

We manage this process meticulously to protect directors and freeholders from costly errors.

Large-Scale External Works

When Works Are Too Large to Oversee Alone

For major external works of significant scale — large roof replacements, full external envelope refurbishments, complex structural repairs — we work alongside our trusted RICS-chartered surveyor, a professional we have relied upon for over two decades.

His involvement brings independent professional oversight, detailed specifications, and the kind of technical authority that protects directors and leaseholders alike. Having worked with him for more than twenty years, we know his standards are exacting and his advice is sound.

This partnership means your building benefits from both our management expertise and the independent scrutiny of a highly experienced chartered surveyor — giving you complete confidence that large-scale works are delivered properly and to specification.

RICS Chartered Surveyor

Fully qualified and regulated by the Royal Institution of Chartered Surveyors — the gold standard for property professionals.

Over 20 Years Working Together

A trusted relationship built over two decades. We know how he works and he knows our standards — there are no surprises.

Independent Professional Oversight

His role is to act in the best interests of the building. Independent specifications and sign-off protect directors from contractor disputes.

Detailed Tender Specifications

Proper specifications mean contractors are quoting like-for-like, preventing scope creep and protecting the service charge fund.

How We Work

Our Six-Stage Process

01

Initial Survey & Scoping

We commission a full survey of the works required, identifying scope, specification, and any structural or compliance considerations.

02

Section 20 Consultation

We manage the statutory Section 20 consultation process in full — notices, leaseholder responses, and contractor selection — ensuring full legal compliance.

03

Tender & Contractor Selection

We obtain competitive tenders from our vetted contractor network, evaluate submissions, and recommend the best value option to directors.

04

Project Management

On-site oversight throughout the works. We manage contractors, monitor progress against programme, and keep leaseholders informed.

05

Snagging & Sign-Off

Thorough snagging inspection before final payment is released. We ensure all works meet specification before the project is closed.

06

Defects Period Management

We monitor the defects liability period and ensure any post-completion issues are rectified by the contractor at no additional cost.
