If your maintenance enquiry concerns leaks / water damage PLEASE READ this before you contact us. Leaks between flats are a private matter between the two properties, not a common parts issue  – Please note, as such , we have no remit over any private flat so please ensure you follow the below steps when discovering water ingress: 

Contact the flat(s) above directly and inform them there is a leak.

If nothing obvious can be found , request them to appoint a plumber or other professional to investigate and/ or turn off the water to their property.

If the property is tenanted ask them to contact or provide contact for their landlord / agent.

If you are unable to get an answer at the flat, please make a note of the number and contact Abbeystone – we will then attempt to contact the owners directly on your behalf.

The building will have an insurance policy , but you must ensure you do everything you can to mitigate the damages to your property – isolate power to areas affected , move furniture and perishable items and put containers in place to collect water.

Take pictures of any subsequent damages to submit to insurers.

Once the leak is confirmed as stopped,  we can assist you in making any subsequent claim for repairs on the buildings policy  – please contact us directly for assistance / guidance with this.

IF THE LEAK IS OF A VERY SERIOUS NATURE AND YOU ARE UNABLE TO GET A RESPONSE AT THE FLAT ABOVE OR OURSELVES – PLEASE CONTACT THE FIRE BRIGADE WHO WILL ASSIST.
